Homestead Exemption- State of Georgia

A homeowner is entitled to claim a homestead exemption against the appraised value of his principal residence thereby reducing his annual ad valorem property tax. This exemption is applied for only once during ownership of the property. Additionally, to avoid penalty, you must file on ANY PROPERTY (improved, unimproved, income producing, etc) in the first year of ownership, even though only your principal residence is eligible for the exemption. Legislation provides for additional exemptions for some senior citizens and disabled persons. Please check with the tax office for eligibility requirements.

Who is entitled to homestead exemption?

Any person owning and occupying the house on January 1st.

Documents needed in filing

A copy of the filed Warranty Deed is almost certainly required. Other documents may be required; check with the tax office.
